Home staging is preparing a property for the market place in a way that creates the best possible impression to any potential purchaser. Whether you are a home owner, a developer or a landlord, home staging can help you get sale or rental you want.

We’ve all seen the home makeover programmes on television, and the principle behind this is fairly simple. Home staging consultants are able to give you help and advice about making your house more appealing to potential buyers, and will ensure your house is as presentable as possible for when buyers come to see the property.

Option 1- Home consultation followed by a detailed action plan report.

Home consultation
It is important to get a full understanding prior to meeting, regarding where the property is already on the market, if you are using an estate agent, I will contact them, and look at what is working/not working to bring in viewings. In addition, I will research your specific location and street and ensure I have comprehensive local knowledge.

At the consultation, I will sit and discuss all your concerns and needs and get a much better understanding of your circumstance/budget/time restrictions etc. Together we will then view every part of the property and talk through with you any changes that could be made to achieve the best possible price. I will take pictures of all the rooms and outside areas so they can be referred back to in your action report
My advice will be ideas for decoration, furniture placement, DIY, colour, de-cluttering, purchases to be made, items to remove etc. and invaluable tips on the best ways to show your home to buyers.
This consultation will last for approximately 2 hours

Action plan report
A few days after the consultation I will issue you a full action plan report, this will be sent via email and also via post so you have a physical copy to read and refer to. The report will go through everything we discussed in detail, including all the photos of your property with notes next to each area on what needs to be done, items that would suit these areas and links on where to source them.
I will give specific recommendations for how to stage your home, it’s then all available to you in a simple document making it easy for you to follow yourself, or decide whether you want further help on any or all of it.
You will also receive a checklist guide to follow before viewings, and a helpful guide to maintain your staged home while it’s being marketed

For homes up to 3 bedrooms – consultation and report – £195
4 bedrooms – consultation and report – £235
over 5 bedrooms – consultation and report – £250

Option 2 – Remote assistance £75

If you prefer not to have a home meeting either due to time constraints or because you live too far away, a Remote Consultation would be the ideal solution for you. Entire Room Makeovers and Home Staging specifics are easily achievable. All you need to do is send 2-3 photos of each room, a brief history and an end goal. I can then provide you with expert advice and suggestions, including:

Colour schemes * Window Treatments * Carpet/Wallpaper/fabric selections * Decluttering solutions * Cleaning or updating * Accessorising * Important final touches

Project Management Service-£25 an hour

This option gives you the freedom to get on with other tasks involved in selling and moving house. Let me look after full or partial project management and support all Action Plan Report requirements in order to keep the project on track. This can include sourcing of suppliers, trades and accessories, personal shopping service, final dressing and finishing touches and support to organise declutter, storage and sale of items. I will also provide professional photographs of the end results to provide to the estate agent free of charge.
